This 5 bedrooms villa is situated in the complex villa and positioned on the cliff top overlooking the golden sands of Pandawa Beach.  This is glorious, unadulterated, spectacular Bali at its best, ar from the hoi polloi of Seminyak and Kuta, yet less than half an hour’s drive from the airport and many of Bali’s top attractions, including the sacred temple of Uluwatu and the fine dining establishments of Jimbaran and Nusa Dua.

Villa #1922 - The five-bedroom, three-pool Villa has been designed to give optimum flexibility for multiple families and groups of friends holidaying together.  Its accommodation is arranged as a pair of two-storey, two-bedroom, interconnecting ocean-vista apartments and a superb cliff-edge master suite – all three with living and dining areas, guest washrooms and a butler’s kitchen.  While the garden living pavilion is the social heart of the villa, every guest appreciates the private living space that its intelligent layout delivers. A skilled private chef heads, the staff kitchen, he and his team prepare and serve a wide range of gastronomic delights from a restaurant-style menu.  The villa are neatly maintained, inside and out, by a small army of housekeepers, gardeners and pool attendants, and guarded by a team of diligent security staff, while two seven-seater cars with drivers are on standby for guests who wish to explore this delightful corner of the Island of the Gods.

Size pool is 3 pools: 2 pools with 9m x 4m and a 6m x 5m x 1m. Capacity 10 adults (1 king and 4 split-king beds) plus 2 extra beds on request (additional charge applies). Extra beds available on request at additional charge. Full size tennis court, squash court, spa and gym.

The complex offer a total of 21 bedrooms, capable of sleeping 42 adults.  This, coupled with the superbly landscaped cliff top gardens, extensive decked areas, huge team of professional yet personable staff and purpose-designed guest facilities, make The Estate a wedding and special event venue par excellence.  The four villas also share a sports centre with full size tennis court, squash court, gym and spa. Privacy is in no way compromised however, and each villa is sweetly secluded within its own extensive walled gardens.

Payment term:

When the Guest makes a booking request, the Guest must make the appropriate deposit payment to Misseka within 5 working days of availability confirmation. If the required deposit payment is not received within the 5 working day period, Misseka reserves the right to void the Guest’s booking request. The following deposit payment applicable to most villas (see individual villa terms for full details) must be received by Misseka

  • For rentals beginning more than 75 days after the date of the booking request - a deposit of 20% of the total rental amount is payable
  • For rentals beginning 75 days or less after the date of the booking request - the total rental amount is payable as a deposit

Where a 20% deposit applies to the booking, the Guest must pay the remaining 80% balance not less than 75 days before the scheduled arrival date.

Cancelation term:

  • 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
  • 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period
  • 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
  • For no-show: 100% of total rental amount will be forfeited.

Arrival / Departure times:

Typical check-out and check-in times are 12:00 noon and 3:00pm respectively unless stated otherwise. We will work with the Owner or Owner's Representative to try to accommodate the Guest’s actual arrival and departure times, subject to availability. Please do advise us of any changes to the Guest's schedule so every effort can be made to accommodate them.


Security Deposit:

A security deposit may be payable directly to the Owner or Owner’s Representative immediately upon arrival at the Property. The standard security deposit required for each Property is stated in the Property description; however the Owner has the right to impose different requirements on a case by case basis. Access to the Property may be refused if security deposit is not paid in full. When the security deposit is required to be paid in cash, or when a non-standard security deposit applies, We will inform the Guest in advance of the amount payable and any other conditions.

The security deposit will normally be refunded at the end of the rental period, after deducting:

  • all additional expenses incurred on the Guest's behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the Guest, and telephone and internet charges, if applicable) and
  • the cost of replacement or repair for any loss or damage to the Property or its surrounds or contents caused during the Rental Period. If this cost cannot be reasonably determined prior to the Guest's departure, the Owner or the Owner's Representative is entitled to withhold a reasonable estimate from the Guest's security deposit, and will return any balance to the Guest as soon as possible after the actual cost has been determined.
